Is a mobile home a good investment?

Absolutely. A high quality, well built home can be the best you make for you and your family. Our mobile homes are some of the highest quality homes in Texas and Oklahoma, and they would make a great home for you and your family.

And if you own your own land, your mobile home and land will appreciate much like site built homes. This means that your investment in your home will increase in value as you live there.

Do mobile homes have titles?

Most do, yes. A title is how the county knows who owns the home, and it is how most lenders perfect their lien.

Depending on your local municipality, these titles may or may not be ‘surrendered’ when you add the home to your land.

How much land do I need for a mobile home?

Mobile homes don’t need much space at all! In Texas and Oklahoma, you can put your new home on as little as 1/10 acre. This means that you won’t have to spend as much money on property as you would with a site built home.

Is financing available for mobile homes?

Absolutely. There are many lenders that will finance your home purchase. From home only loans to construction loans, there are wide variety of options for your new home.

What’s the different between a mobile home and a manufactured home?

In reality, nothing. Technically, the HUD code in 1976 changed the terminology from ‘mobile home’ to ‘manufactured home.’ However, home buyers still use the terms interchangeably. Rest assured that we’ll know what you’re talking about, no matter what term you choose to use.

How much down payment do I need to buy a mobile home?

Down payment will vary based on lender, credit profile, and the home you choose. We have lenders that have programs for as little as 5% down for well qualified buyers. Occasionally, there will even be a promo that requires $0 down.

Typically, yes. The warranty will vary based on the manufacturer, however. When you purchase your new home, we’ll make sure that you understand your warranty and who you need to contact.

How long does the home buying process take?

This will vary based on the home and the loan process. If you purchase a lot model for cash, it can be very quick – sometimes just a matter of days!

However, if you purchase a custom home and use financing, the process can take longer. Backlogs at factories can vary from days to weeks, and this will have an impact on home long it takes to get your home.

Are mobile homes strong?

Of course they are! Manufacturers build homes to the same federal code as site built homes in Texas and Oklahoma. Rest assured your new home is built to the highest standards, and it will be with you for decades to come.

Can I move my home once the dealer has set the home?

You can, yes, but it will be somewhat challenging. Because mobile homes are set very securely, it can be difficult to move once they’re on your home site. This job is best left to the professionals who have decades of experience moving homes in Texas and Oklahoma.
